Why Morocco, and why not.

The case for Morocco is good. It is also oversold by people who want to sell you something. Here is both sides.

The case for

Price
A new-build apartment near the coast south of Casablanca starts around €60,000. Comparable property on the Spanish or Portuguese coast costs two to three times as much.
Ownership
Foreigners own urban property outright with a registered title. No local partner, no company, no lease structure.
Distance
Three hours by air from Frankfurt, Zurich, Paris or Amsterdam. One hour's time difference. Direct flights to Casablanca, Marrakech, Tangier and Agadir from most of Europe.
2030
Morocco co-hosts the FIFA World Cup with Spain and Portugal. Stadiums, the high-speed line to Marrakech, airport expansions and hotel capacity are being built now. Infrastructure programmes of this size move property values around them.
Tourism
17.4 million visitors in 2024, a record, with the government targeting 26 million by 2030. Short-term rental demand in Marrakech, Agadir and Tangier follows these numbers.
Stability
A monarchy with a stable political system, a currency pegged to a euro-dollar basket, and a banking sector that is the most developed in North Africa. Morocco is where European companies put their Africa headquarters.

The case against

Liquidity
Selling takes longer than in Europe. Expect six to twelve months for a resale at a fair price. Morocco is a buy-and-hold market, not a flipping market.
Currency
The dirham is not freely convertible. If the purchase is not funded through a convertible account, taking money out becomes difficult. See our guide on moving money.
Transparency
There is no public register of transaction prices. Valuation relies on comparable listings and local knowledge, which is why buyers without local insight overpay.
Title
Part of the stock, especially older medina property and rural land, is held on traditional deeds rather than registered title. These are cheaper and riskier.
Yields
Gross rental yields of 5 to 7% are realistic in the right locations. Brochures quoting 10 to 12% are counting peak-season short-term rental at full occupancy. Nobody achieves that.
Distance, again
You cannot manage a property from Europe without someone on the ground. Budget for management, or buy where we or a partner can look after it.

Where in Morocco

We cover four cities. Each has a different buyer and a different reason.

Casablanca
The economic capital. Coastline, business, rental demand all year.
Marrakech
Riads, villas, the strongest foreign-buyer market in the country.
Tangier
Fourteen kilometres from Spain. Port, high-speed rail, fast growth.
Agadir
Three hundred days of sun. The winter residence market.

Not sure Morocco is right for you? That is a good first call.

We are not agents waiting for something to stick. Describe the property you have in mind, the budget and the use, and we come back with a shortlist, the documents, and an honest view. From the first call to the notary and beyond.
