Property in Morocco, with people who have bought there themselves.

We are not agents hoping a listing sticks. Tell us what you are looking for and we find it, check it, and stay at your side through the notary, the registration and the years after. European team, own property in Morocco.

Morocco is a good market with a process most Europeans do not know.

Prices are a third of southern Spain, the country is three hours away, and foreigners can own property outright. What goes wrong is not the market. It is the purchase itself: an unregistered title, a payment that did not go through the notary, a developer nobody checked. That is the part we do with you.

Selection

Five to ten projects at a time, from our own portfolio and partner developers in four cities. We have visited every one.

Viewing trip

Two or three days on site. Properties, neighbourhoods, the notary, the bank. We organise it, you decide.

Due diligence

Title at the land registry, permits, developer record, payment schedule. In writing, before you sign anything.

After the purchase

Registration, utilities, furnishing, rental management if you want it. We remain your contact in Morocco.

Seven steps, in this order.

Read the full process
  1. Step 1 of 7

    First call

Thirty minutes. Your goals, your budget, your questions. We tell you honestly whether Morocco fits.

  2. Step 2 of 7

    Shortlist

We select three to five properties from our portfolio and partner developers that match your brief.

  3. Step 3 of 7

    Viewing trip

You fly in, we pick you up. Two or three days on site: properties, neighbourhoods, notary, bank.

  4. Step 4 of 7

    Due diligence

Title check at the land registry, developer track record, permits, payment schedule. Nothing is signed before this.

  5. Step 5 of 7

    Notary

A Moroccan notary from our network drafts and authenticates the contract. Funds move through the notary, never to a seller directly.

  6. Step 6 of 7

    Registration

Your title is entered in the Conservation Foncière. This is the moment the property is legally yours.

  7. Step 7 of 7

    Handover

Keys, utilities, furnishing, and if you want it, rental management. We stay your contact after the purchase.

Three things that go wrong, and what we do about each.

Unclear title

Not every property in Morocco has a registered title. Buying on a traditional deed can mean years of dispute with heirs.

We only present properties with a clean, registered title.

Money in the wrong hands

Direct payments to sellers or agents are common and unprotected. Foreign capital also has to enter through the right account to leave again later.

Every payment runs through the notary and a convertible dirham account in your name.

The developer you cannot check

Off-plan is where the returns are, and where unfinished buildings are. Without local insight you are guessing.

We have bought and built in Morocco ourselves. We know who delivers.

What a purchase costs on top of the price.

Nobody shows you this before the first viewing. We think you should see it before the first call.

Registration tax
4% of the purchase price, paid at signing. Reduced rates apply to some new-build social housing.
Land registry fee
1 to 1.5% Conservation Foncière, for entering your title.
Notary fee
0.5 to 1% plus VAT and fixed costs for stamps and copies.
Agency commission
customarily 2.5% in the Moroccan market, often shared between buyer and seller. Our own terms are agreed with you individually and in writing.
Total
about 7 to 8% on top of the purchase price. Our calculator uses 7%.

Questions we get every week

Can I buy as a non-resident?
Yes. Foreigners can own urban property in Morocco outright, with the same registered title as Moroccans. The exception is agricultural land, which foreigners cannot buy directly.
Do I need to be in Morocco to sign?
No. You can sign by power of attorney at a Moroccan consulate or through a notary. Most of our clients come for the viewing trip and sign later from home.
How long does a purchase take?
A resale with a clean title takes two to four months from offer to registration. Off-plan follows the construction schedule, with staged payments.
Can I get the money out again when I sell?
Yes, if the purchase was funded through a convertible dirham account in your name and the transfer was documented at the time. This is the step most often done wrong, and it is the first thing we set up.

Two people you will actually talk to.

We are not a call centre and not a portal. You speak with Elliot or Mariano from the first call to the handover, and after. We have invested in and developed property in Morocco ourselves; this service grew out of what we learned doing it.

Our team covers English, German, French and Arabic. When you contact us, you are matched with the advisor who speaks your language, so there is no barrier between you and the answers you need.

About us

Tell us what you are looking for. We find it, and we stay with you until the keys.

We are not agents waiting for something to stick. Describe the property you have in mind, the budget and the use, and we come back with a shortlist, the documents, and an honest view. From the first call to the notary and beyond.
