How a purchase works, step by step.

Seven steps, always in this order. Most purchases take two to four months for a resale with a clean title. Off-plan follows the construction schedule.

  1. 01

    First call

Thirty minutes. Your goals, your budget, your questions. We tell you honestly whether Morocco fits.

We start with a call, not a brochure. We want to know why Morocco, what the property is for (holiday use, rental, retirement, a mix), how much you want to put in, and how much time you have. If your plan does not fit the market, we say so on this call.

  2. 02

    Shortlist

We select three to five properties from our portfolio and partner developers that match your brief.

From our portfolio and partner developers we pick three to five properties that fit, with the land-registry extract, floor plans, prices and the developer's record for each. You get them by email, in your language, before anyone books a flight.

  3. 03

    Viewing trip

You fly in, we pick you up. Two or three days on site: properties, neighbourhoods, notary, bank.

We plan two or three days around your shortlist. Viewings, the neighbourhoods at different times of day, a meeting with the notary, opening your convertible dirham account at the bank. We pick you up at the airport and we are with you the whole time.

  4. 04

    Due diligence

Title check at the land registry, developer track record, permits, payment schedule. Nothing is signed before this.

Before any reservation fee, the notary and we check the title at the Conservation Foncière, the building permit, the developer's VEFA authorisation for off-plan, any mortgages or objections on the property, and the payment schedule. You get the result in writing.

  5. 05

    Notary

A Moroccan notary from our network drafts and authenticates the contract. Funds move through the notary, never to a seller directly.

The notary drafts the preliminary contract (for off-plan) or the sale deed (for resale). You sign in person or by consular power of attorney from home. Funds go from your convertible account to the notary's escrow. Nothing goes to a seller directly.

  6. 06

    Registration

Your title is entered in the Conservation Foncière. This is the moment the property is legally yours.

The notary registers the deed and your title is entered at the land registry. You receive the title certificate in your name. For off-plan, this happens at completion, with staged payments protected by the developer's bank guarantee in between.

  7. 07

    Handover

Keys, utilities, furnishing, and if you want it, rental management. We stay your contact after the purchase.

Keys, utility contracts, furnishing if you want it, and the handover report. If you plan to rent, we set up management with a local partner and the tax registration for rental income. You keep our numbers; we keep being your contact in Morocco.

Questions about the process

Can I buy as a non-resident?
Yes. Foreigners can own urban property in Morocco outright, with the same registered title as Moroccans. The exception is agricultural land, which foreigners cannot buy directly.
Do I need to be in Morocco to sign?
No. You can sign by power of attorney at a Moroccan consulate or through a notary. Most of our clients come for the viewing trip and sign later from home.
How long does a purchase take?
A resale with a clean title takes two to four months from offer to registration. Off-plan follows the construction schedule, with staged payments.
Can I get the money out again when I sell?
Yes, if the purchase was funded through a convertible dirham account in your name and the transfer was documented at the time. This is the step most often done wrong, and it is the first thing we set up.
What do you charge?
It depends on what you need from us, from a single advisory call to a full purchase with furnishing and management. After the first conversation you get a written proposal, and nothing starts before you have agreed to it.
Are you lawyers?
No. We are part real-estate broker, part investment advisor, with first-hand experience of the Moroccan purchase process. Legal and tax work is done by the notary and advisors from our network, in your name.

Start with the first call.

We are not agents waiting for something to stick. Describe the property you have in mind, the budget and the use, and we come back with a shortlist, the documents, and an honest view. From the first call to the notary and beyond.
