Marrakech has the most international buyers of any Moroccan city. Riads in the medina, villas in the Palmeraie, apartments in Guéliz and Hivernage. Prices are the highest in the country outside prime Casablanca, and so is short-term rental income in season. Buy here for lifestyle and holiday letting, less for pure yield.

The modern centre: apartments, restaurants, the train station. Easiest to rent short-term.
Palmeraie
Villas with land and pools, 15 minutes north. Lifestyle buyers.
Medina
Riads. Only with registered title and a hospitality licence if you plan to let.
Route de l'Ourika and Agdal
New residences and golf, south of the city, prices below the centre.

Only with the right licence, and the medina is regulated. Check before you buy, not after.
Is Marrakech too expensive now?
The centre and Palmeraie are the priciest in the country. Value is south of the city, in new residences.
Which title do riads have?
Many are still on moulkia. We only present riads with a registered title.
