Agricultural land cannot be bought by foreigners directly. - Purchase costs on top of the price: registration tax 4%, land registry about 1 to 1.5%, notary about 0.5 to 1% plus VAT, agency commission customarily 2.5%. Budget 7 to 8% in total. - To repatriate sale proceeds later, the purchase must be funded through a convertible dirham account in the buyer's name, with the bank attestation kept. - A resale with a clean title takes about two to four months from offer to registration. Off-plan (VEFA) follows the construction schedule with staged, bank-guaranteed payments. - Realistic gross rental yields are 5 to 7% in the right locations; brochures quoting 10 to 12% assume peak-season full occupancy. - Morocco co-hosts the 2030 FIFA World Cup; 17.4 million tourists visited in 2024. - The service does not give legal or tax advice; notaries and advisors from its network do that in the client's name. Fees for the service are agreed individually and in writing after a first call. - Contact: info@moroccan-realestate.ma. Advisors: Elliot Mitchell (Morocco) and Mariano Mikl (Europe). ## Pages - [Home](https://moroccan-realestate.net/): what the service does, the seven-step process, the three main risks, costs, FAQ. - [How it works](https://moroccan-realestate.net/how-it-works): the seven steps in detail, with FAQ. - [Services](https://moroccan-realestate.net/services): advice, portfolio properties, brokerage, viewing trip, due diligence, after-purchase. - [Why Morocco](https://moroccan-realestate.net/invest): the case for and against, with the risks. - [Projects](https://moroccan-realestate.net/projects): what kind of properties are on the list; the list itself is shared on request. - [Yield calculator](https://moroccan-realestate.net/calculator): gross and net yield with Moroccan costs built in. - [About](https://moroccan-realestate.net/about): who runs the service and how it works. - [Contact](https://moroccan-realestate.net/contact) ## Cities - [Casablanca](https://moroccan-realestate.net/cities/casablanca) - [Marrakech](https://moroccan-realestate.net/cities/marrakech) - [Tangier](https://moroccan-realestate.net/cities/tangier) - [Agadir](https://moroccan-realestate.net/cities/agadir) ## Guides - [Can foreigners buy property in Morocco?](https://moroccan-realestate.net/guides/foreigners-buying-in-morocco) - [What a purchase really costs: taxes, notary, registry](https://moroccan-realestate.net/guides/purchase-costs) - [Bringing capital in and taking it out again](https://moroccan-realestate.net/guides/moving-money) ## Other languages - German: https://moroccan-realestate.net/de - French: https://moroccan-realestate.net/fr ## Legal - [Imprint](https://moroccan-realestate.net/legal/imprint) - [Privacy](https://moroccan-realestate.net/legal/privacy)
